  • Following 4 Years of Blitzing Negotiations, Performance Brokerage Services Orchestrates Successful Sale of OregonÂ’s Gresham Nissan Dealership.

(EMAILWIRE.COM, May 02, 2012 ) Portland, OR -- The heroic story of the Oregon-based automobile dealership starts in the busy environs of the Greater Portland Metro. The location was home to a long-time dualed Nissan and Subaru dealership. However, life wasn’t always calm for Gresham Nissan Subaru; constantly under pressure from both manufacturers to de-dual the brands for the last half decade.

Though the future seemed grim, all was not lost – Tony DiVito, owner of the dealership, turned to Performance Brokerage Services, a famed automobile dealership broker firm, in order to find a solution.

“We had no real chance of moving the franchise outside of the market without facing sharp protest from other dealers. There are regulations requiring approval from the factory if you plan to move a dealership more than one mile. Even if they do approve the move, expect to face an angry welcome from surrounding Nissan franchisees who may feel their territory is threatened” said DiVito.

With all single-purpose facilities currently in use by others, finding a location for a single manufacturer’s dealership would not be easy.

As Moshe Stopnitzky, President of Performance Brokerage Services explains, “the recession did bring one ray of hope.”

“Following the infamous GM bankruptcy, many facilities were vacated and left without a franchise. In the Troutdale area of Portland, one suddenly became available. We then required both dealerships to ‘clear the market’ to avoid protests from others already owning a Nissan dealership” Moshe explains.

He continues, “We then found Josh Griffin, an amazingly talented 37-year-old dealer from Rock Springs, Wyoming, who was eager to extract the Nissan franchise from its dualed situation and relocate it to the empty Troutdale location.”

The car dealership broker comments that the sale wasn’t easy. This was due in part to the seller having utilized the services of Nissan’s financial arm to floor/finance his new vehicles (including Subaru). Additionally, Nissan was his mortgage holder on his existing property, which would become his standalone Subaru facility. With Nissan demanding that the mortgage be paid off, and the seller being required to find a new source of funding for his Subaru vehicles, Performance Brokerage Services stepped in to find a solution for the dealership for sale that satisfied all parties.

Griffin was already a long-time Nissan veteran with a great reputation. Confident in Griffin’s ability, Nissan worked hard to keep remaining loans in place to allow the deal to go through.

In early March 2012, that is exactly what happened. With the assistance of Performance Brokerage Services, the challenges of a complicated auto dealership for sale were solved. Performance Brokerage Services sealed the deal, leaving all parties pleased, including the manufacturers!

With the new structure in place, both the Nissan and Subaru dealerships have doubled their sales during their first month as stand-alone dealerships.

“We all have high hopes for the buyer, Josh Griffin, who owns a very successful Nissan dealership in Rock Springs, WY. WIth intentions to grow to a 5 dealership group in the Portland area, Mr. Griffin will bring a fresh approach to Portland and is expected to become one of the top Nissan dealers in the state of Oregon.” - Stopnitzky concludes.

    About Performance Brokerage Services
Performance Brokerage Services, an Auto Dealership Broker company, was formed because a change was desperately needed. It was time for a new approach to dealership brokerage and intermediary services to auto dealerships.

In recent years, the market conditions have shaken the automotive industry to its core. For many car dealers, it has meant major changes and shifts in business models in order to stay viable in this business. During the last three years, transactions were more difficult to consummate: unstable business valuations, larger gaps between sellers’ needs and expectations vs. buyers’ willingness to pay the price, a substantial decline in dealership real estate values, realignment of franchises and lack of business financing. All have contributed to limited buy/sell activity in the market place. Dealers rely on qualified and established auto dealership brokers to assist them through these complicated decisions, as to some, it may represent the majority of one’s net worth.

Moving forward, the company believes that the worst is over with, and the industry will flourish again.
